It is fireproof if installed flush in a concrete floor. The temperature-rise, within the storage area should be minimum in the event of a fire. The lock assembly is well constructed and the combination lock functions smoothly. The threaded cover and 0-ring assembly which is flush with the floor should make the system waterproof if installed properly. However, this cover and flange is made of plastic and could melt, in the event of a fire, rendering the entire system, including the safe's contents, a complete loss, especially since water is usually used to put out a fire. If you embed it in a concrete floor, or build a foot of concrete up around it - then it will be. BTW the plastic lid and 0-ring are going to melt also. I wouldn't buy it for the fire or water aspects. What is good about it is that it not going anywhere. As part of the foundation it is pretty much a part of the house. What isn't so good about it is the dial. It is not that easy to turn, maybe it was when it was new but after years it is difficult. What is more difficult is the space between the numbers. You have to be pretty much spot on for each number or it wont open, and given a hard to turn dial and very close numbers it can lead to you having to try more than once to get it right. Also the cover is not as sturdy as I would have like it to be. It has warped some from being stepped on and would have been better if the cover was sturdier.
